The Supreme Court held that merely signing a sale agreement does not terminate tenancy unless the agreement explicitly states the parties intend to surrender the lease. The Court distinguished an earlier precedent where the sale agreement had clear language indicating surrender. Here, the agreement lacked such language, so the tenancy remained valid. The Court therefore upheld the High Court's decision allowing the landlord's eviction petition based on his bona fide need for the house after retirement. The tenant was given three months to vacate.
