In Brief
Two consumers sought execution and registration of property sale deeds after the seller received substantial payment but failed to complete the transaction. The seller claimed two separate agreements existed for each property, justifying non-performance. The District Forum ordered deed execution; the State Commission accepted the seller's two-agreement defence and dismissed the complaints. The National Commission reversed this, finding legally only one agreement could exist between the same parties for the same property, and the complaints were timely. The Supreme Court upheld the National Commission, rejecting the two-agreement claim for lack of evidence, and dismissed the seller's appeals with costs.
