The case concerns approximately 60 acres of land in West Godavari District, Andhra Pradesh, purchased by the appellants via registered sale deeds in 1977. The State challenged the validity of these deeds, contending they violated the Andhra Pradesh Scheduled Areas Land Transfer Regulation, 1959. While all lower authorities and courts upheld this position and declared the deeds null and void, the Supreme Court allowed the appeal and remanded the matter to the High Court. The Court found that the High Court had not properly examined the statutory definition of 'Transfer' under Section 2(g) of the Regulation and had failed to consider certain key documents filed by the appellants. The remand ensures a fresh and comprehensive consideration of all legal and factual issues."
