This appeal concerns whether a purchaser's presence is legally necessary at the Registration Office when a property deed is registered. The plaintiff purchased land in Karnataka from Madegowda by deed dated 28 May 1981. The defendants (heirs of another claimant) argued that Madegowda had sold the same property to their predecessor on 21 April 1981. The trial and appellate courts found the plaintiff's deed valid and rejected the defendants' claim. The Supreme Court held that under the Registration Act, 1908, Section 32, the vendor's execution and presentation of the deed suffices for validity; the purchaser's presence is not mandatory. The appeal was dismissed.
