A cultivating tenant in Madurai was ordered by the Revenue Court to pay 31½ bags of paddy (or monetary equivalent) as lease rent within two months. The tenant received the order on 10 October 2020 but failed to pay within the deadline of 9 December 2020. Although the tenant sent a legal notice and eventually deposited money on 18 February 2021, the Revenue Court allowed eviction proceedings. The High Court upheld the eviction. The Supreme Court dismissed the appeal, holding that non-payment within the court-mandated deadline constitutes a valid ground for eviction under the Tamil Nadu Cultivating Tenants Protection Act, 1955. Sending a legal notice does not discharge the statutory obligation to pay on time.
