Meera Devi, a property owner in Jhansi, sought eviction of a tenant for non-payment of rent spanning decades. The Trial Court granted eviction; the High Court reversed it. On appeal, the Supreme Court held that a tenant must pay both arrears and future rent during litigation. The tenant here breached the Court's interim order requiring ₹4,000 monthly rent from March 2017 onwards. The Court reinstated the eviction, holding that failure to comply with payment orders—even during pendency of appeals—results in eviction. The landlady retains separate rights to recover verified arrears through additional proceedings.
