A citizen was allotted a 175 sq. metre plot by the Ghaziabad Development Authority in 1986 but did not receive the land for 27 years. After pursuing legal remedies, the Court directed the Authority to allot her an alternative plot of 207 sq. metres. The Court held that as a matter of equity and justice, she should pay the current market rate (Rs. 61,500/sq. metre) only for the additional 32 sq. metres of land, while the original 175 sq. metres would be valued at the rate originally agreed. The Authority was directed to recalculate the total dues with adjustments for previous amounts and issue fresh directions within one month.
