Appellants purchased land by registered sale deed in 1966 and 1967. The deceased respondent, who was previously a lessee on the same land (1966–1986 and 1967–1987), later filed a suit claiming ownership through adverse possession and mutation entries. The trial court dismissed the suit, but the High Court reversed this, allowing the respondent's claim. The Supreme Court held that registered sale deeds conclusively prove ownership. A lessee cannot claim adverse possession after permissive possession ends, and mutation entries do not confer title. The Benami Transactions Act prohibits claiming ownership through sham transactions. The Court allowed the appeal, restoring the first appellate court's judgment and confirming the appellants as rightful owners."
