The Court held that compensation for adjacent acquisitions from 1985 and 1989 (at Rs.4,84,000/- and Rs.5,25,000/- per acre respectively) provided a relevant baseline. Applying 6% cumulative annual inflation over four years to the 1989 base rate, the Court awarded Rs.6,62,800/- per acre, irrespective of land category, recognizing the comparable location and potential of the acquired lands.
