The trial court, appellate court, and high court all decreed the suit and confirmed the respondent's readiness to perform. The sale deed was executed through court commissioner in 2008, but the appellant did not deliver possession. The Supreme Court upheld all three courts' concurrent findings and dismissed the appeal. However, recognizing the 22-year delay since the agreement, the Court directed the respondent to deposit an additional Rs. 6 lakhs as reasonable compensation before taking possession."
