The trial court approved the eviction based on non-payment of rent and house tax, accepting a rent note signed only by the tenant. The appellate court reversed this, holding the rent document required registration and was invalid. The Supreme Court allowed the appeal, ruling that a rent note signed by the tenant alone, if admitted by the tenant and found genuine by the trial court, need not be signed by the landlord to be credible. Further, the appellate court erred by setting aside the eviction decree without recording findings that the tenant was not in default and had deposited sufficient amounts to avoid eviction."
