The appellant-defendant agreed to sell land to the respondent-plaintiff but breached the agreement. During the suit for specific performance, the State acquired the land. The High Court modified the decree, holding the plaintiff entitled to land acquisition compensation instead. The Supreme Court partly allowed the appeal, confirming the substitution of specific performance with compensation, but reduced the plaintiff's award by deducting Rs. 3,00,000 (expenses and balance consideration) from the compensation deposited with the acquiring body. The defendant is entitled to Rs. 3,00,000; the plaintiff receives the remainder with interest and solatium."
