Landholders challenged the High Court's assessment of market value, seeking enhancement. The Supreme Court upheld the High Court's valuation of Rs. 48,46,000 per acre for lands near the highway and Rs. 43,61,400 per acre for other lands. The Court rejected arguments for cumulative annual increases, holding that such methods become unreliable beyond four to five years and cannot displace valuations based on reliable contemporaneous sale deeds properly analysed.
