A company claimed ownership of agricultural land and sought a declaration that two sale deeds, executed after it revoked a power of attorney, were void. The High Court rejected the entire plaint at the threshold under Order VII Rule 11 CPC. The Supreme Court held that a plaint containing multiple distinct causes of action cannot be rejected in its entirety merely because one prayer is legally untenable. The Court found that the unregistered power of attorney, once revoked, had no authority, and the subsequent sale deeds raised triable issues of title. It held that such issues must be examined at trial, not summarily dismissed. Title to immovable property falls exclusively within civil court jurisdiction, not revenue authorities. The Court allowed the appeal and restored the plaint to trial.
