An industrial development corporation allotted plots to transport companies with conditions requiring construction within two years. Although sale deeds were later executed transferring full ownership, the corporation attempted to cancel the allotments and demand 50% of prevailing market value after facilities were not provided on time. The Supreme Court held that once a registered sale deed transfers absolute title, the seller cannot unilaterally cancel the allotment or enforce conditions from the original allotment letter. The demand for additional payment had no legal basis. All appeals were dismissed.
