The Andhra Pradesh Industrial Infrastructure Corporation allotted industrial plots to transport companies in 1996–97 with conditions requiring construction within two years. After full payment and execution of registered sale deeds, the Corporation sought to cancel the allotments and later demanded 50% of the prevailing market value. The Supreme Court held that once a registered sale deed transfers absolute ownership, the seller cannot enforce conditions from the original allotment letter, nor demand additional payment. Sections 5, 8, 10, 11, 54, and 55 of the Transfer of Property Act govern such transfers and preclude unilateral cancellation. All appeals were dismissed.
