The Supreme Court decided multiple consolidated appeals concerning land acquisition for an Industrial Model Township in Haryana under the Land Acquisition Act, 1894. For village Kheri Sadh's first phase acquisition, the Court held that the High Court erred in reducing the applicable cut to undeveloped agricultural land from 20% to 10%, and restored the Reference Court's compensation of Rs. 24,00,000 per acre (lands up to one acre abutting highway) and Rs. 19,77,000 per acre (remaining lands). For the second phase, it applied 12% escalation over 20 months. For village Baliyana, the Court dismissed landowners' appeals and upheld compensation at Rs. 17,00,000 per acre, rejecting their claim to parity with Kheri Sadh due to inferior location and proximity to highways, and dismissing reliance on a subsequent allotment to Maruti Suzuki.
