This appeal concerns the fixation of standard rent for a property in Bhilwara, Rajasthan. The landlord sued for rent fixation, obtaining an order of Rs. 5,000/month (trial court) and Rs. 38,750/month (appellate court). The High Court, after the tenant agreed to vacate, reduced payable rent to 50% of the appellate order and declined to decide the revision petitions on merits. The Supreme Court held that a tenant's agreement to vacate does not justify the High Court abandoning substantive review of rent fixation disputes. The Court set aside the High Court's order and remitted the revision petitions for decision on their merits."
