The appellants, builders who agreed to purchase land from the original holders (three PATIL) in 2001, challenged the respondent's ownership rights. The respondent inherited the land through Shah Veljee Kanjee, who acquired it via court auction (1942) and direct purchase (1943). Although the original holders obtained re-grant orders in 1973, they failed to file a possession suit within 12 years as required by law. The Court held the respondent's title valid and the original holders' rights extinguished by limitation. As the appellants could claim rights only through the original holders, they failed. The Court dismissed the appeal, upholding the respondent's ownership.
