A property owner sought to recover unpaid lease rent, maintenance charges, and electricity charges from a tenant occupying a floor of its building. The tenant had not paid any of these charges and the owner disconnected the electricity. The High Court had ordered restoration of the electricity without requiring the tenant to first pay the arrears. The Supreme Court held that the High Court erred in doing so. The Court directed the tenant to pay the prescribed lease rent, maintenance charges, and electricity charges within a stipulated period, and ordered the owner to restore electricity within three days of such payment."
