The Supreme Court held that the contentious issues—including the validity of the leases, the authority to execute the 2015 deed, and the amount spent—could not be finally decided without full evidence. Balancing interests pending final adjudication, the Court fixed interim rent at Rs. 3.75 lakhs monthly (50% of the disputed amount), required the tenant to furnish Rs. 3 crore security, and directed the Rent Controller to dispose of the underlying case within six months."
