In 2007, Reliance Eminent Trading won a public auction for a commercial plot in Delhi, paying ₹164.91 crore. The Delhi Development Authority (DDA) executed a conveyance deed in its favour in 2008. However, the underlying land acquisition was challenged and declared lapsed in 2016 for failure to pay compensation. The Supreme Court affirmed this in 2017, giving DDA six months to re-acquire. The DDA failed to do so and refused refund. The Court allowed Reliance's appeal for summary judgment, holding that DDA's defence—that Reliance must return possession—was legally baseless. The Court set aside the conveyance deed and ordered DDA to refund ₹164.91 crore with 7.5% annual interest from July 2007 onwards.
