In Brief
This case concerns just compensation for agricultural land acquired for a water filtering shed in Maharashtra. The High Court had imposed a 75% deduction for development costs because the 9,900 sq.m. plot lacked internal roads and drainage, despite being in a developed municipality with electricity, water, schools, and highway access. The Supreme Court reversed this, holding that the normal one-third deduction applies when the area shows development and amenities exist nearby. Adding a justified 10% deduction for the 'No Development Zone' designation, the total permissible deduction was limited to 44%, rather than 75%.
