This appeal concerned fair compensation for agricultural land acquired in Uttar Pradesh in 1989 under the Land Acquisition Act. The collector had awarded Rs. 30 per sq. yard, the trial court Rs. 90.50, and the High Court Rs. 115. The landowners sought further enhancement. The Supreme Court examined comparable sales from 1987–1988 showing values of Rs. 290–360 per sq. yard and, after making a 50% reduction for development potential and plot-size differences, awarded Rs. 163 per sq. yard. The Court held this compensation fairly reflected market trends and comparable sales evidence, and applied the rate uniformly to both acquired villages. The appeals were allowed with statutory benefits payable within three months."
