The Ghaziabad Development Authority acquired 386 acres in Village Jatwara Kalan for planned residential development. A land acquisition collector awarded Rs. 1.92–0.48 per sq.yd based on distance from a highway. The reference court later raised compensation to Rs. 40 per sq.yd, and the High Court further enhanced it to Rs. 85 per sq.yd, relying on the Anoop Singh precedent. The Supreme Court held that Anoop Singh was distinguishable: that land was smaller, strategically located near a highway, and within municipal limits, whereas the respondents' land was interior and less valuable. The Court reduced compensation to Rs. 42.50 per sq.yd (50% of Rs. 85) and allowed the appeal.
