The Supreme Court decided appeals concerning compensation for 371 bigas of land acquired near Tonk, Rajasthan for industrial development. The Land Acquisition Collector and lower courts had awarded Rs. 1,15,000 per bigha for road-abutting land and Rs. 21,780–11,385 per bigha for other land. Using comparable sale evidence (a deed from eighteen months prior) and applying 12% annual appreciation, the Court enhanced road-abutting compensation to Rs. 1,87,000 per bigha after a 30% development deduction. For remaining land, finding the original award highly inadequate due to surrounding development, the Court awarded Rs. 1,33,500 per bigha. All payments included statutory benefits. Appeals allowed.
