Landowners challenged the High Court's award of compensation at Rs 264 per square yard for their agricultural land acquired under the Land Acquisition Act, 1894. The land, acquired in 1989 near Jind, was abutting a highway and surrounded by residential development. The Supreme Court held that comparable sale deeds proved the land was capable of residential and commercial use with market rates much higher than assessed. Applying appropriate developmental deductions, the Court enhanced compensation from Rs 264 to Rs 300 per square yard, inclusive of statutory benefits, payable within four months."
