The Uttar Pradesh Avas Evam Vikas Parishad acquired land in 1979 for a housing scheme under the Land Acquisition Act, 1894. The Land Acquisition Officer valued it at Rs.29.08 per sq. yard, but a Reference Court found comparable sale deeds showing Rs.100-200 per sq. yard and awarded Rs.99 per sq. yard. The appellant challenged this, but the Supreme Court upheld the Reference Court's valuation as just and reasonable, being based on actual evidence of comparable properties and the land's proximity to residential and commercial buildings. The Court noted that documentary evidence and the Land Acquisition Officer's own admissions supported the higher valuation.
