The U.P. Avas Evam Vikas Parishad appealed against a Reference Court's judgment which enhanced land compensation from Rs. 29.08 to Rs. 99 per sq. yard for land acquired in 1979 for a housing scheme in Bulandshshar. The appellant contended the High Court had dismissed its appeal without properly considering evidence. The Supreme Court held that the Reference Court's valuation of Rs. 99 per sq. yard was just and reasonable, being based on comparable sale deeds showing values between Rs. 100–200 per sq. yard at the time of acquisition. The Court rejected the LAO's exclusion of smaller comparable sales merely because the total acquired area was large. The appeal was dismissed."
