A tenant challenged an eviction order granted by the Rent Controller on the ground of arrears of rent, upheld by the Appellate Court and High Court. The landlord had also raised a ground of bona fide requirement for own use, which the courts below did not address. With both parties' consent, the Supreme Court disposed of the appeal, allowing the tenancy to continue on revised terms (rent increased to Rs. 15,000 per month from March 2017) while granting the landlord liberty to file fresh eviction proceedings on all available grounds under the Tamil Nadu Building (Lease & Rent Control) Act, 1960.
